Services We Offer

Alpha offers a wide range of environmental services on commercial and residential projects including consulting, assessments, remediation and management. Our collective our diverse experience allow us to handle all sizes and types of projects efficiently and effectively. A number of representative projects are included below to demonstrate our capabilities and diversity set of projects.

Phase I Environmental Site Assessment

All Phase I assessments are conducted utilizing ESA industry standards in accordance with the All Appropriate Inquiry (AAI) standard ASTM E 1527-05, Standard Practice for Environmental Site Assessments

The Phase I assessment can involve some or all of the following evaluations of potential damages or liability: on-site hazardous waste contamination, off-site contingent liabilities (Superfund), and on-site regulatory compliance. Alpha performs the initial investigation to identify potential areas of contamination by reviewing past and current activities conducted on-site.

Based on the information gathered during the Phase I assessment, Alpha will prepare a report summarizing the findings and providing professional opinions regarding the potential for an environmental concern to be present at the site. As necessary, Alpha will make recommendations for additional work and provide associated cost estimates.

Phase II Environmental Assessment

When the Phase I assessment indicates the need for actual on-site sampling and analysis, or when the liabilities associated with the transaction dictate further action, a Phase II investigation is needed. The purpose of this investigation is to obtain a better understanding of the potential environmental liabilities for the property and the financial impacts of such liabilities. This is usually accomplished by field sampling and analytical laboratory testing of air, soil, groundwater, and/or site building materials to assess the presence and extent of hazardous chemicals that are suspected or have been identified during the Phase I assessment. Some hazardous materials identified at a property may be effectively maintained in place under the provisions of an Operations and Maintenance Plan (O&M). To accomplish this, Alpha provides the following services:

  • Phase II Soil Sampling and Subsurface Investigations
  • Soil Vapor Survey
  • Soil-Gas Sampling
  • Underground Storage Tank Inspection
  • Radon Survey
  • Comprehensive or Limited Asbestos Survey
  • Comprehensive or Limited Lead-Based Paint Survey
  • Operations & Maintenance Plans (Asbestos/Lead-Based Paint)
Phase III Remediation Program

If the results of the Phase II assessment indicate that hazardous chemicals are present, Alpha’s status as a leading environmental remediation firm allows us to follow through from site characterization into remedial investigation, design and construction. Alpha’s relationship with several leading regional geotechnical and engineering firms ensures that resources are available to handle projects of any duration or complexity.

Transaction Screen Process (ASTM E 1528)

Transaction Screens represent a reduced scope of work from the Phase I Assessment and are designed to aid in developing information about the environmental condition of commercial real estate. Use of the Transaction Screen is not intended to constitute appropriate inquiry for the purposes of CERCLA’s innocent landowner defense, but in certain situations is considered to be a commercially prudent assessment. While use of the Transaction Screen is not always appropriate to meet the client’s needs, Alpha, in consultation with our clients, may identify opportunities to meet the client’s risk management profile with this process.

Phase I Update

Based on the ASTM Phase I ESA standard, a Phase I ESA report is valid for up to 180 days. Alpha conducts Phase I updates to identify possible changes in site conditions and/or surrounding properties.

Third Party Peer Review

Alpha performs Third Party Peer Reviews on reports prepared by other consultants. Alpha’s team of consultants review reports to ensure that industry standard methods were employed by the report authors. This represents an extension of the client’s internal quality control process and ensures that each client’s standards have been met. Alpha provides the client with an objective unbiased interpretation of the reports methodology and findings.

Project Oversight & Technical Review

Alpha Environmental Services is known for our exceptional management ability. Our Project Oversight and Technical Review services are available to help you facilitate the completion of complex projects involving several different service providers. From wetland delineation to environmental assessments and hazardous materials cleanup, our general contractor status allows us to coordinate every aspect of your project.

Heating Oil Tank Services

In addition to the underground storage tank remediation services provided by our commercial Phase III Remediation Program, Alpha Environmental Services is one of the top providers of residential heating oil tank (HOT) and underground storage tank (UST) services in the Northwest. Alpha offers a full range of tank services, from tank location, sampling, and site closure to installation of a new seismically-engineered above-ground tank. Alpha employs a full time staff composed of environmental scientists, engineers and registered professional geologists.

Mold Assessment and Remediation

Alpha Environmental Services performs assessments for the presence of harmful molds in residential and commercial properties. We specialize in the remediation of harmful environmental conditions which are caused by all types of toxic mold, including those linked to “Sick Building Syndrome.” Every toxic mold assessment and remediation project that we perform is personally supervised and conducted by one of our Certified Mold Inspectors.

Radon Testing and Reduction

Alpha performs both radon testing and installation of radon reduction systems. All work is designed and implemented by Alpha’s certified professionals. Alpha is also an authorized instructor to provide training to other radon professionals.

Asbestos and Lead Assessments

When you are planning to move into a new home, you want to make sure that home is going to be as safe and secure as possible. Alpha offers a wide range of sampling options to ensure that your new home will be a healthy one.
